The Council of Owners has renewed their contract with WA Strata Professionals again, based on your professionalism, knowledge and attitude to doing what is right by the owners.
We provide the full range of services required to effectively manage your strata scheme building, including, but far from limited to the following:
- Obtain quotes for and arrange for, routine, scheduled and reactive maintenance work
- Arrange building inspections and reports on non-routine repairs
- Arrange security and concierge services
- Arrange access for contractors
- Arrange building condition surveys and scheduled maintenance programs
- Arrange Building Manager or Facility Manager services
- Requesting and receiving quotations from the broker for strata insurance policies.
- Monitoring the expiry date of each strata insurance policy held by the Strata Company
- Obtaining quotations from valuers or other qualified people to provide an insurance valuation
- Receiving notification of potentially insurable loss or damage at the scheme, collection of further information and passing the information to the Strata Company
- Assessing Owner enquiries about policy coverage for loss and damage
- Lodging routine insurance claims through the broker on behalf of the Strata Company
- Engaging in complex ongoing claim management
- Arranging contractors as required to assist the Strata Company to comply with its duty to mitigate its loss and damage and seeking instructions from the Strata Company
- Establish and maintain required ADI account(s)
- Issue contribution notices
- Pay creditors’ invoices on behalf of Strata Company
- Keep and provide proper accounting records and statements of accounts for each financial year as required by the Act and the Regulations
- Assist any appointed auditor by providing records for audit
- Help to prepare administrative & reserve fund budgets
- Monitor and arrange for recovery of contributions or other monies recoverable by Strata Company
- Prepare additional financial reports or reports to specific requirements
- Prepare and maintain strata roll
- Maintain records and documents of the Strata Company as required by the Act and the Regulations
- Maintain custody of common seal if applicable
- Attend to routine correspondence
- Refer to Council correspondence, enquiries, complaints and requests for information from Owners, occupiers and third parties
- Prepare and distribute notices
- Attend General Meetings
- Prepare and distribute minutes of General Meetings
- Submit statement of accounts and budget to AGMs
- Prepare and distribute notices of Council meetings
- Attend Council meetings
- Prepare and distribute minutes of Council meetings
- Provide out of office hours emergency contact service
